Can we have pets?
As of December 1, 2009, certain buildings at Sun Prairie and Vista Court Apartments will allow one cat or one small caged animal. Written permission is required prior to bringing a Pet into your apartment. Unless written permission is obtained, there are NO PETS ALLOWED on the property, visiting or otherwise. Violation of this rule will be treated as material non-compliance of your lease, and comes with a $75 unauthorized pet fee. Please make sure that alternative arrangements are made for pets belonging to your guests. Please note that the exception to the above rule is, of course, the need for a service or companion animal. For information about obtaining a Pet or a Companion Animal, please call the rental office.
Where do we keep our bikes?
Bikes may be stored outside in the provided bike racks. In addition, storage units may be rented for $10 a month. These are located close to most buildings and provide a safe, secure location for your bicycles and other outdoor equipment.
What if my toilet is clogged?
Part of your responsibilities with regards to Tenant Maintenance include plunging your own toilet(s). You should have received a new plunger in your apartment on moving day. If you cannot get the toilet unplugged, notify the maintenace department during regular business hours at 515-226-0000. IMPORTANT: If your toilet is overflowing, shut the water valve off behind the toilet, and call for maintenance right away.
Can I grill on my deck/patio?
Your Lease prohibits the use of grill: 10. ENTRANCES, EXITS, COMMON AREAS, AND POOLS. Tenant shall not: j. Use or store ember producing grills. k. Use a gas grill in an unsafe manner, including leaving it unattended while operating. Using such a grill in violation of law shall be deemed an unsafe manner. The City Code of West Des Moines City also states that residents may not use or store grills on decks or patios of apartment buildings.
What hours can we do laundry?
Laundry should not be started before 9 am or after 9 pm. This is to ensure that the residents in the adjoining apartments are not disturbed during early morning or late night hours.
What if my garbage disposal stops working?
There is a small reset button located on the bottom of the garbage disposal, below your kitchen sink. Please try pressing this before calling the office for assistance. To avoid clogged disposals or motor damage, please DO NOT put the following items in the disposal: -bones, wood, rocks, raw meat, carrot tops, bottle tops, banana peals, watermelon rinds, coins, coffee grounds, cigarette filters, drain cleaners, aluminum can lids, grease, hot water, or corn husks. If these or other items are found in the disposal, your account could be charged for the service call.
How do I hook-up my cable T.V.?
Cable, Internet and Phone services are supplied by third party vendors. Once you have been notified that you are approved to move in - please contact the following: Vision Systems at 515-222-9997. You may obtain your phone and internet from any provider that services your address, however, we have a proprietary contract with Vision Systems for Cable/Satellite television. We do not allow individual satellites nor do we allow other cable providers access to most buildings. There are 10 buildings that can be serviced by Mediacom and if this is critical to you, please let the Leasing Consultant know BEFORE you rent.
What if I need to sublease my apartment?
Should you need to end your residency prior to your lease end date, there are a couple of options available to you outlined in Paragraph 23 of your Lease Agreement. One option is called an Assignment. In layman's terms, after you have requested an assignment, your apartment will be put on the market, and we will attempt to lease it to another party. You are responsible for rent until the apartment is re-leased or until your lease ends, whichever occurs first. There is a $250 Assignment Fee associated with this option (this fee will be reduced by $50 if you find your own Replacement Tenant). The second option is to pay a Cancellation Fee. This amount is offered in writing, and is determined by the move-out date, rental market at the time and availability of similar units.
How do I get my Security Deposit back?
In order to receive your security deposit back, you must fulfill all of your lease obligations. Here are just a few tips to help you receive your deposit back. 1. Complete your Move-In Inspection report promptly. This report is provided for you to note any damage or cleanliness issues upon moving in. This report must be returned within 7 days to be valid. Any items found to be dirty must be reported to the office within 24 hours of obtaining your keys in order for them to be taken care of for you. Otherwise - we will assume that your apartment was clean when you moved in. 2. Vacuuming and regular cleaning are the keys to a maintaining the apartment and preventing extraordinary wear and tear. When you give notice, you should receive the "Guide to Your Move-Out Inspection". Contact the office for a copy if you do not receive one. 3. Advise the office of anything that malfunctions or becomes damaged promptly. Things like leaks, faulty quilts, heating and cooling issues that go unreported can result in you being charged for damages that occurred because we were not notified of a problem. 4. Always pay your rent on time. If you do happen to pay late, remit your late payment fee with the rent. This will avoid any late fees being deducted from your deposit. 5. Return all original keys at the time of your move-out inspection. Keys that are unaccounted for will result in a lock change billed to your account. 6. Remember that the security deposit refund is only processed after your obligation end which may or may not be the same date you move out of the apartment.
